In Last week’s blog, “Common Asphalt Defects & Asphalt Repair from Reliable Contracting in Baltimore,” we discussed the various different types of asphalt defects that plague parking lots, from depressions to pot holes to rutting and, of course, cracking. Each type of defect can negatively affect the lifespan of the asphalt surface and, because of this, each needs to be addressed as soon as possible. This week, we are going to focus on one type of Asphalt Repair: Crack Filling.
Cracking in an asphalt surface allows water to penetrate deep down to the base, leading to further cracking, pot holes, and, eventually, premature asphalt failure. This is especially problematic in the winter, due to snow plowing and the freeze/thaw cycle. Because of this, it is extremely important to address cracks as they appear. This is where crack filling comes into play.
The Federal Highway Administration Manual of Practice (FWHA Report Number FHWS-RD-99-147) states that “crack sealing and filling are imperative preventative maintenance tools.”
Crack filling restricts water penetration into the base and sub-base, extending the life of a pavement surface. In fact, a preventative maintenance program, including crack filling, can extend the life of asphalt pavements from 6-20 years, according to the Strategic Highway Research Programs (SHRP) Long Term Pavement Performance (LTPP) study. Best of all, crack filling is far more cost effective than completely replacing the asphalt surface.
Crack filling is the single most effective and cost-effective way to extend the lifecycle of your deteriorating asphalt surface.
