What Is Sealcoating Made Of?

There are two types of sealcoating today: Refined Coal Tar (RTS) and Asphalt Emulsion Based Sealcoating (AE).

RTS is the traditional form developed in the 1950s. It is the byproduct of bituminous coal, the sticky black substance that holds asphalt together.

AE is a newer version deriving from asphalt cement, which is highly effective against common asphalt pollutants when combined with various chemicals and rubber polymers.

Which sealcoating product should you use? Talking with Reliable Contracting is the best way to know.

Why Is Sealcoating Asphalt Necessary?

Protect Against UV Rays

Sealcoating protects the main asphalt pavement from harmful UV rays, which slowly oxidize asphalt and break it down. Both Refined Coal Tar and Asphalt Emulsion Based Sealcoating are indomitable by UV rays, protecting the pavement from deterioration for longer.

Protect Against Stains and Dirt

The ground is by no means a clean place. People and tires track dirt from all over the place onto pavement, and spills can happen. Drinks, food, chemicals, and more can accidentally fall on the blacktop. Add to that oil and grease spills from vehicles and you have a rather toxic mix on the pavement. Sealcoating protects your parking lot or driveway from the damaging effects of dirt.

Protect Against Water Damage

Water is another threat to asphalt pavement, especially if it seeps between pavement cracks. Over the winter, the water will freeze and thaw repeatedly, making the crack become bigger and bigger. A solid sealcoat will help keep that from happening.

A Purely Preventative Measure

It is important to note that asphalt sealcoating is a purely preventative treatment, but one that asphalt contractors generally agree is necessary for protecting the asphalt from hard-to-remove stains and significant cracking. If cracks or potholes do appear, you will need to repair it with a filler material rather than a sealcoating.
